Compliance
BorrowerSignal is designed around the rules that govern mortgage marketing data. This page explains our model in specific terms so you can evaluate it for your own program.
No credit-bureau data
BorrowerSignal is built from property and market intelligence — public assessment and parcel records, recorded instruments, sale history, and public county feeds. It uses no credit-bureau data and no credit-trigger data of any kind.
Not a consumer report
BorrowerSignal is not a consumer reporting agency, and the data is not a "consumer report" under the Fair Credit Reporting Act (FCRA). It may not be used for eligibility decisions or any other FCRA-governed purpose.
Flat-fee model
Members pay flat membership fees for data. Compensation is never contingent on a loan application or closing, and we do not pay or accept per-referral or per-closing fees. This is a deliberate design choice to keep the data-service model distinct from a referral arrangement.
You own outreach compliance
Delivered leads are marketing data. As the member, you are responsible for compliance with the Telephone Consumer Protection Act (TCPA), the federal and state Do-Not-Call rules, CAN-SPAM, and applicable advertising and licensing requirements in your outreach. Every plan includes an optional federal + NC do-not-call scrub to help.
Licensing
You are responsible for holding any mortgage licenses your activity requires. BorrowerSignal provides data only and does not originate, broker, or advise on loans.
